Although you might be a seasoned investor, but overhere, I would still like to highlight some of the things that you might overlook.
(1) Determine your objective: Invest or own stay in future
(2) Determine your financial status:
(a) Amount of cash
(b) Amount of CPF
(c) Expectation of size and rental yield (these 2 goes hand-in-hand), the bigger unit gets higher return in quantum but not necessary yield.
(d) What are the extra amount that need to pay government; Buyer stamp duty (BSD), Additional Buyer Stamp duty (ABSD), mortgage stamp duty, legal fees etc.
(3) How much you could loan from bank: with effect from today, 6 Jul 2018, max 1st housing loan is 75%.
First, you have to understand the planning region areas of Singapore. It is split into 3 main region.
(i) CCR: Core Central Region
(ii) RCR: Rest of Central REgion
(iii) OCR: Outside of Core Region
Riverfront is under OCR, in another word, this is a general mass market property, which also house highest number of HDB flats among the 3 regions.
Jadescape is under RCR, this is refering to mid-tier provate residential properties. Just outside of CCR, these areas are very popular amongst young working adults and expats.
Thus, which is a better choice shall determine on the assessment of the 3 main factors listed on the 1st praragraph above.
