For 2 PR buying a HDB, during MOP/ after MOP, can one person go back to home country for an extended period (ie 6 months/ 1 year)?
Would appreciate if can share additional difficulties SG PR will face if buying hdb and recommendations.

Married SPR couples are eligible to buy a resale HDB flat. While fulfilling the Minimum Occupation Period (MOP), both co-owners must live in the flat. If either co-owner has to go overseas for work, they must seek concessional approval, where the duration of their absence is to be excluded from the MOP obligation.

Hi

For SPR households, need to be married couple and each holding on to SPR status for 3 years each before being eligible to purchase resale HDB. Both have to stay in the property within the MOP of 5 years.

Do you mean your SPR spouse needs to relocate to another country for work for a short term period?

Hi,

1) The HDB policy is cleared that both owners or one owner and the core occupier must be living in the flat for a minimum period of 5 years.
2) This policy is to ensure those who need a cheaper accommodation than the private residential property can secure a home and stay within the country.
3) The HDB might perceived that this is a planned movement to take advantage of the government when one of them doesn't planned to stay in the country for a long period.
4) In general, the HDB might conduct survey and checks during the MOP. However, it is not easy to comb the entire country due to the massive manpower needed and financial commitment to carry out the job.
5) The main difficulty in buying a flat for a PR family is the additional buyer stamp duty (ABSD), which could a big hurdle for most of the PR family buyer. Since most of them have to remit money back to their home town, thereby took a longer time to save enough for the additional 5%.
6) The rest of the conditons and criteria laid by the HDB is exactly the same for a PR family and a family with SC.
7) From experiences of serving both types, I don't think the buying pattern between them are vastly different.
