For a start, you will need to ensure that you have met the pre-requisites to become a salesperson. This can be found at

If you do qualify, you will be required to take up the RES course and pass the exams before registering to be a licensed salesperson with an estate agency.
Your budgetting sounds right, but where and how do you get started? Would it be wonderful if you have a team of experience salesperson to assist you in your new career by learning on the job? In my team, aspiring salesperson still undergoing RES course are also encouraged to join our activities to pick up valuable skill sets to gear them up for the market once they are ready. It is also important to know that there is a team you can leverage on therefore in terms of marketing costs, it will not be as hefty as a solo salesperson. Always understand that a solo salesperson only has the few years to be top producer and the moment you take a break, your income also takes a break.
At team level with proper systems in place, it is like a business system you are in where income will still continue to churn while you are taking a break from work as your team mates will still be assisting you to run the show. I had the luxury to enjoy this privilige while I was away for almost a month in US having family holiday and still hearing my "cash register" churning.
