My sister advise me to get a property agent as I have plan to get a resale HDB between AMK area and Yishun area. Wanna ask is it better to find those agent who focus on the those areas or it doesn't matter? And if I get a Agent, what would the agent assist me in and from which stage? Will my agent follow me to view all the property, applying grants for me and assist in the loaning as well?

Cause my friend told me that his previous agent only help in the sales paperwork. And for viewing, that agent asked my friend to view by himself until my friend found something that he really like, then the agent will accompany my friend to view 2nd time and neg the price. The agent said this is common practice. Buyer agent will only come into the picture when the buyer confirm on the flat he wanna buy.

Its more important to find someone whom you are comfortable with, professional and can be committed to your plans. Personally I see through my upgrading clients plans from start to conclusion, meaning I am there for each viewing (be it sale or purchase) and also run through all paperwork procedures thoroughly and safeguard your interests. Pre-qualifying buyers and units based on your requirements also save you a lot of precious family time. Thats what most clients like to have, especially for upgrading cases where coordination needs to be right financially and timeline wise. Do check out my clients reviews if that helps with making an decision about appointing agent. Ideally you can meet up with 1 or 2 agent and understand their working style better to see if things fit your requirements.

Hi,

Many people conduct their business differently. It would be good if you can speak to a few agents, understand the way they work, and from there choose one that you feel comfortable working with.

Nowadays, agents who do only paperwork are not catching up with times. Buyers can just DIY for their purchase without someone to just do "paperwork". There are no "value-add" to their customers.

In my opinion, in order to have a sustainable business, agents must go "out of the norm" to assist their clients, from assessing their age and income level, to getting their choice units at the best possible price. If we manage to close a deal with a happy buyer or seller, then the chances of us getting a referral would also be higher. A win-win situation is the best for all.

I cannot speak for others as everyone does their duties differently. As for myself, I would first understand my client's requirement, expectation, financial status and needs before moving on for the hunt. Hi, actually that is an uncommon practice and definitely not normal. When we assist buyer, it starts from the beginning like doing the financial calculation and budget wise, to conducting viewing and shortlisting process and all the way till the buyer collects their keys.
