My partner and myself both own a hdb each. We are 51yo and 46yo, our hdb are under single scheme with outstanding loans. Our houses will MOP in 2 months time. Our plan is to sell both houses and purchase one with our combined CPF and ideally not to take up any loan as one of us will be reaching 55 soon. Many of our friends advise us not to give up the chance of owning 2 properties but we hope not to serve any loan when we reach 55. Kindly advise. Thanks.

Hi Jass,

Once MOP, I would think the rental income from one of the properties should be able to cover the monthly installments and more? This way you need not sell away. Perhaps I can have more info about the numbers so to advise the right move for your next step?

Hello Jass!

Perhaps you could consider the following options as well:
1) Retain both HDBs, live in 1 of them and rent out the other. The rental you get might be sufficient + your monthly CPF could be sufficient to pay the monthly instalments. This way, you get to continue owning 2 properties which are getting paid for without you having to touch your own cash.

2) Sell 1 HDB and buy another property (HDB/Condo), while retaining 1 of the HDB. You can then rent out either of the properties and use that to pay for your monthly instalments.

3) Your scenario being to sell both HDBs and buy another property which is fully paid up.

I would be able to advise you better if I have more info from you. Then I can lay out the pros and cons of each option, and you can make a better informed decision thereafter.

Hi Jass,

Yes it is not possible to own 2 HDB flats as a couple. Since both flats will reach the MOP soon, one possible option is to rent out one HDB flat and reside in the other one. In this case, you will be able to use the rental income to partially offset the mortgage payment for both houses. This is a good option as currently the rental rates are good.

The other way is as per what you suggested, to sell both and use the funds to pay off the loan for the other one that you purchase so that you wont be any any stress to service the loan. This is also possible, subjected to whether the sale proceeds and CPF funds are sufficient to fully pay off the house.

Frankly, there is no right or wrong answer for your question, given that different people will have different priorities. If you have understood where your friends are coming from in their advise, perhaps you will not be in a dilemma given that your priority is to reduce the financial commitment or stress through selling both units and purchasing a unit so you can pay off all home loans without the stress or hassle that comes from rental given that we do not know exactly how tenant will behave after moving in. By selling both units and consolidating to purchase one, any spare funds can be used for alternative investments that are unlikely to incur the intangible inconveniences that comes along with rental.

There is no right and wrong here. Your friends have their valid reasons for their advice, and I believe you have your own concerns too.

Ultimately, my advice is to do what you're comfortable with. Your friends are never going to help service your housing loans, right?
