My OTP is dated on 1 January 2011, however, I exercised the option of purchase on 14 January 2011. Am I subject to the government's new cooling measure annouced on 14 January 2011? In other words, am I subject to the seller's stamp duty of 16%, 12%, 8%, 4% etc when I sell my property in future? Thank you.

Hi William,

No, you are not affected by the Seller's Stamp Duty imposed on 14 Feb 2011.

However, you are affected by the ruling announced on 30 Aug 2010. On 30 Aug 2010, the Government announced that SSD will be payable on residential properties which are purchased on or after 30 Aug 2010 and disposed of (or sold) within 3 yrs of acquisition.

The amount of SSD is computed as below:
Holding period 1 yr = 3%
2 yrs = 2/3%
1 yr = 1/3%

Please feel free to drop me an email or call me directly for further discussion.

Thank you & Best Regards
