My husband owns a hdb solely and fully paid. I own a condo 99%, and husband owns 1%. We are both sc. May I know if I would like to purchase another condo, but once the condo top, I will sell away the old condo. Do I need to pay for absd? If yes, how many percent? 7% or 10%? And can we get a remission of the absd? Since I read that if we dispose away the property within 6 mths we can get. But I m not sure if that's applicable for us. Tks

Hi,

Yes ABSD of 7% is payable for your condo purchase. I doubt that ABSD refund is possible for your case. Perhaps may I have more details so to make better recommendations? You mentioned your spouse have a HDB, but your name is not inside? This is unlikely to be the case.. Thanks and hope to discuss further.

    Well if I would like to skip y he 7%, then I will have to sell away my current condo before I can proceed to purchase the next one. How much agent fees to I have to pay for purchasing a resale condo? For new launch I know buyers do not have to pay commission. But not sure abt resale. Tks to advice.

To avoid the ABSD of 7%, you have to sell away the current condo before buying another one. Are you planning to upgrade to a bigger condo?

Generally in Singapore, buyer don't pay commission for resale or new launch private condo. Buyer agent will ask to share the commission from seller agent.

Hi,

For your case, your husband is considered to be owning 2 properties whereas you are holding 1. For this case, it will makes more sense to purchase the bigger condo under your name. As for the ABSD, you can avoid paying by timing the sales of your existing condo and purchase of the new condo.

I understand that ABSD may be causing a bad headache to you but rest assured that I have been advising my clients on this issue frequently and will be able to provide you a solution.

As for the commission, the payable is 2% plus GST. However GST is only levied on the 2% that is to say for a 1 mil property, the commission payable is $20,000 plus $1400 = $21,400.

Also to buy next condo in your namely solely to save on ABSD ,
You have to check your TDSR solely is sufficient to borrow enough $$ for next condo purchase , of course you can your own CPF.

Good evening buyer,

Yes you are absolutely right that to avoid 7% additional buyer's stamp duty on your second property purchase, it will be best to dispose off current condo first before proceeding with the purchase solely under your name.

If you want to purchase with your husband, it will be 10% ABSD and there won't be any remission as it will be applicable if the property purchase will be the only property that both of you own which means he has to sell off his HDB too. This might not turn out to be your liking as this HDB can be kept to receive monthly passive income.

Btw standard commission is 2% for property sale and 7% GST is levied on the 2%, not on the overall sale price (not 9% of sale price). But good news, my company is not GST registered (no GST is payable) so you don't have to worry about that.

In addition, normally buyers don't have to pay commission to their representative in private property purchase. We will receive commission from seller's agent or developer for new launches.
