My hubby & I currently own a HDB flat and we are eligible to buy pte property while still owning the HDB apartment. Some friends told us NOT/ NEVER to sell the HDB flat, while some suggested that we sell the flat, get the extra cash and probably invest in 2 private properties. What's your view? Thanks

Hi Ms Lin,

The truth is there is always pros and cons in either owning a HDB or owning a Private Property. In the current market where you have to pay additional buyer's stamp duty of 7% for your 2nd property - most people will not go straight and purchase 2 different private properties. However, there is a way of doing this but both hubby and you must have substantial cash/CPF to pay off 2 private properties.

Also, you may consider purchasing a private property, then leasing out your HDB or vice-versa. At the end of the day, you must do a proper financial calculation if this is possible.

It is always subjective but the very bottom line do you have spare cash to pay for the private property while keeping the hdb unit for good? If so, then yes it is a wise choice to keep the hdb while buying another private for investment purposes. Cheers!

Afternoon,

Whether to sell or hold while you get your second or third property will be very dependent on your buying power. If you are looking at upgrading but do not have sufficient cash at hand after getting mortgage loan, will you still hold onto your HDB unit and abandon the plans to upgrade? Every upgrader have different requirement and situations that's why every purchase is never the same.

I have a similar experience.
Due to certain reasons, I was not eligible to own a HDB flat at the time I was looking for a home with my wife.
My experience is, if your only reason to sell that HDB is purely for money, don't do it.

Moving to Pte property is a whole new lifestyle so if you yearn to have that, then you would have to sell your HDB because HDB does not allow you to own it while staying in condo.

This is very subjective to individuals. As we are unaware fully of what you needs and prefers, it will always be difficult to advise you on anything. I can even counter propose to you about selling your HDB and buying a landed property which has a better holding value in today's market since you are considering about selling your HDB to fund for a 2nd condo.
