My colleague currently owns a property but could apply for BTO. I had the impression that BTO eligibility is for people who do not currently own a property or have disposed of it more than 15 months ago. How is this possible?

My answer regards to your Question :

BTO (Build-to-Order) eligibility in Singapore typically involves certain criteria, including not owning other residential properties. If your colleague currently owns a property, they might be eligible if they have met specific conditions or fall under certain schemes. It's recommended to check the latest HDB (Housing and Development Board) guidelines or consult with HDB directly for personalized information based on your colleague's situation.

He has a HDB. I've checked for his age and circumstances and don't see anything that qualifies him. Based on the criteria for disposal of property at least 15 months before, doesn't it mean that someone who owns a HDB at present will never be able to buy a BTO?

If he owns an existing HDB, and has not utilised both his chances for BTO/subsidised unit, he is still eligible to apply for BTO. The only thing is if he will get a good queue number for flat selection or not.

Unless he owns a private residential property, then he will need to wait out for a period of 30 months before he is eligible to apply for BTO.

I have been in the real estate business since 2009, with more than 14 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

Hi,
yes he can apply for BTO.
Assuming he is successful with his BTO application, he will need to dispose of the existing flat within 6 months from the date of key collection for the flat.
