Mr. Dylan,

Yes, you are able to buy 2nd property; only private. We only allowed to own 1x HDB flat at all time.

If you are using your name to own the property, as a SC, you will have to pay 7% ABSD.
If you are using your wife's name to own the property, as a SPR, she will has to pay 10% ABSD.
If you decided to co-own the property, then you will have to pay 10% ABSD.

Good evening Dylan,

maybe you can consider buying private property under your sole name instead of your wife or under both names.

Reason being is that ABSD 7% as SC vs 10% as SPR.

But this will still depends on the financial capability of taking up the loan as individuals or couple, need to use both CPF OA funds etc.

Do take note of these cooling measures:

1) Additional buyer's stamp duty applicable (7% or 10%)

2) need to set aside basic retirement sum of $83k in CPF OA + SA funds before can use the excess CPF OA funds in the purchase if you have utilised CPF OA funds in current HDB.

Care to share this will be meant for own stay or investment?

As for building your property portfolio, do let me share with you what I had done for one of my clients.

They will be selling their 4rm flat (HAVENT FULLY PAID) and intend to purchase an unit for own stay and the other for investment after a few rounds of detailed financial planning.

You might not believe. This plan will be funded entirely by their sale and they wont be coming out with any amount from their savings. They would have RESERVED FUNDS up to 4 years to finance their homes even if they dont work.

Another clients of mine met me up on 8 august and had already committed to a condo purchase on 14 august even though their HDB sale will most likely ended up to be a NEGATIVE sale. But with their HDB sale, they will have a RESERVED FUNDS that can last them up to 3.5 years to repay the mortgage if BOTH of them never work.

I would or would not say this will be possible for you as well but with detailed financial planning, you will have a clearer picture what is feasible for you.

Hi Dylan,

Congrats on fulfilling your MOP and fully paid up your loan! Buying a 2nd property will be a step closer towards achieving financial freedom!

As explained by some of my colleagues here, as this will be your 2nd property, you will need to pay Additional Buyer Stamp Duty (ABSD) when purchasing. More importantly, you will need to weigh the pros and cons between buying under your own name to save on the ABSD or buying together with your wife.

Buying together has it's advantages as you will be able to secure a bigger loan amount and can be open to more options in the market. The additional 3% that you are paying maybe worthwhile if you manage to get a good unit with upside potential instead of a smaller unit if you were to buy alone.

My recommendation to my clients is to have an overview of their financial status before deciding. Do take note that the golden rule to property investment is to buy within your own comfortable means and most importantly do not over leverage. With these in mind, it is just about picking the right project with the best potential and wait for it to appreciate.

Good morning,

Getting a second property with your spouse would mean that 10% ABSD is payable since she is SPR. It would be advisable to purchase it under your name solely as the ABSD would be 7%, allowing a saving of 3%.
However, as there is a requirement to set aside the Basic Retirement sum, you will need to check if your income allows you to secure the required loan figure.

Hi Dylan,

Congratulations on your fully paid HDB flat!

You will be able to loan up to a max of 80% for your next purchase. However do take note that should you purchase the property under Joint-Tenancy, ABSD payable is 10%. If you were to purchase under your sole name, you will be liable for 7% ABSD.

Having said that, If I have a property investment in Singapore that could give you a GUARANTEED 35% return on your capital over 2 years, and you also won't need to pay any stamp duties (BSD/ABSD) or even SSD if sold within this 2 years, would you be keen to find out more?
