You have 2 options:
(1) Resale EC
(2) Private property

(1) Resale EC:
Majority are located outer urban area and less accessible to public transport.
This is cheaper in term of psf compare to private, but quantum is higher, because the size is generally larger. There are no small size units in current resale EC, except for Prive & Esparina Residences both located in Punggol & SengKang respectively.

(2) Private property
You may find 1 bedroom or 2 bedroom apartment that meets quantum and livable size, price range from $5xxK~$6xxK dependent on location and size.

However, do note of the 5% cash + Buyer Stamp duty + Additional stamp duty that will incurred for the purchase.
As for financial assistance, you have to use TDSR (Total Debt Servicing Ratio) as a guideline to understand how much you could loan.

From the above basic financial assessment, you will understand whether you could afford a "home" for yourselves.

As you are not eligible for resale HDB yet, We can take a look at private property such as apartments or condo instead. If you wish to purchase a landed, you will have to seek approval from SLA's LDAU.
