Dear LiMMC,

By right, you should have a copy of the signed exclusive agreement with the estate agency with you. Look through for any penalty clauses for premature termination, which to my knowledge, if the agreement is using CEA prescribed forms, there should be no penalty.

Pardon me for saying this, I am not sure what is the reason behind your wanting to terminate the exclusive agreement, but have you tried communicating with your agent on the problems you have perceived?

2 ways communication is very much ideal for a relationship to grow, perhaps, you may wish to talk to your appointed agent on the expectations you have and hear out from your agent what the problems are?
