Most agent will like to know if tenant would like to pay them a service fees before they could commit their time with a client.
The common practice here is agent will collect service fees from respective client they serve.
Point to note, you are not required to pay service fees if you knew that the agent approaching you is already representing Landlord. There should be no Dual Representation by the same agent for serving both Landlord & Tenant.
The cost incurred for renting a room here :
1. Service Fees
For one year lease - 1/2 month rental + 7% Good & Services Tax (GST)
For two years - 1 month rental + 7% GST
2. One time Stamp Duty - about $29 for a $600/month rent.

3. Good faith deposit of 1 month for 1 Year Lease term.
You can view as many units as possible before deciding which fit you well, but do bear in mind you have make a quick decision after viewing as rental units transact very fast.
The rental rate is determine by location & condition of the room. It can range from $600/$650 onwards.
