If buying commercial properties for investment (cap gain n rental), what class of commercial property (B1, B2, Retail mall shop, shophouse, hdb shop etc) is best? Is buying a freehold commercial be advantageous?

When investing in commercial properties, you will have to do very in-depth research to analyze the potential capital gain, and also the sustainability of rental.

All things equal, a freehold commercial property will be more in demand than leasehold as the supply of such property in Singapore is limited. However, the traffic and tenant profile, unit size, accessibility plays a bigger part, you would want your tenant to be running a profitable business. Investing in Commercial properties require analysis of the area .

Normally what my other investors do is 1st to set up the budget, so as not to overstretch their finances,

Selection of what kind of properties is available, and evaluation of potential yield.

Thus it does not equate to which is best, but working base on the finances and objectives.
