Hi,

If it is a Singapore citizen selling the 3rd property first then buying the next property D, the ABSD will be 15% of the next property D's purchase price. There is no seller stamp duty if you have held the 3rd property for more than 4 years.

Do you mean you own 3 properties concurrently, and plan to sell 1 of these properties and then purchase another property or do you mean you have sold 2 properties before and purchase your current property, which you intend to sell and then purchase?

Hi,

If you sold off your 3rd property, and purchase another property, the property will be considered your "3rd property", assuming you still hold onto the first 2 properties.

ABSD rates would be 15%, assuming you're Singaporean. This is on top of the normal stamp duties for every property purchase.

Good evening Sir/ Mdm,

Additional buyer's stamp duty is based on the number of residential properties you own when you purchase an additional property.

If you sell of your 3rd property and buy another one, it will still be considered as 3rd property. It will be 15% ABSD + 3% stamp duty (minus $5400) as SC or SPR.

Foreigner is 20%.

But scenario will change if you meant this is your 3rd time you own a property (only property right now) and will wish to sell and buy another, ABSD will not be applicable at all.

Care to clarify on your situation?

As for SSD, it will be applicable if you sell within 3 or 4 years of ownership from purchase.

For example, if you buy on 20/9/2018, the SSD will be applicable till 19/9/2021. No SSD is applicable from 20/9/2021.

Hi,

I've come across similar situation recently. Most if not all properties were bought before 2009 or ABSD implemented on SC or SPR.

1) Sell 3rd property = remaining 2, buy 4th, which is equivalent to 3rd property upon selling.
2) Buyer stamp duty is 3%-$5,400 for property below $1M.
3) Buyer stamp duty is 4%-$15,400 for property above $1M

4) ABSD for 3rd property onwards:
(a) SC = 15%
(b) SPR = 15%

5) Do note that ABSD for 2nd property is:
(a) SC = 12%
(b) SPR = 15%

6) Seller stamp duty is as follow:
(a) Property bought on or before 10 Mar 2017 are:
1st yr: 16%
2nd yr: 12%
3rd yr: 8%
4th yr: 4%
(b) Property bought on and after 11 Mar 2017 are:
1st yr: 12%
2nd yr: 8%
3rd yr: 4%

7) The number of yr counted is from the date of signing S&P to buyer exercise OTP to determine which year it falls onto.
8) You need to understand what is the main reason to hold on to the 2 properties other than the one for own-stay.
9) The difference in sustaining the 2rd property on ABSD is 3% for SC, whether this is worth keeping or there are sentimental reason that you are keeping it.
10) Are there any current holding method can be adjusted to better utilize your fund distribution.
