Hi,

As this is into your 4th year of holding your property, you will be liable for 4% Seller's Stamp Duty (SSD). Selling after Feb 2016, you will not incur any SSD, but interest rates may have risen by then and prices may have moderate downwards further. Hi Mr Mohamed, if you chose to sell it by Feb 2016 next year, then you will not be incurring any seller stamp duty. And as for now, your stamp duty payable will be at 4% if you sell the unit. But there are a handful of sellers trying to dispose off their property even though they are liable for the 4% stamp duty because they have already factor the amount into their selling price. Hi Rashid,

In a typical scenario, all sellers like yourself will like to sell at the highest well all buyers will like to buy at the lowest. Unfortunately, during good times, we never know when will the price hit its peak while during bad times, we never know if the price has already bottomed out.

The main consideration for you could be avoiding the seller's stamp duty, however, if I may know what your objective in selling is (any plans after sale), it could perhaps help better in timing your sale despite the possibility of being hit by the 4% Seller's Stamp Duty.
