I recently enquired on a rental unit which I found on property guru ad listing. Manage to contact the agent and the agent told me that i need to pay agent fee as a tenant, am I agreeable. It makes me feel puzzled and curious. In the first place, I enquired based on his ad posting and I did not engage his service to source a unit for me. Is it a common practice as I thought landlord will pay agent fee to their represented agent? is this ethical?

Hi Wong, nope you need not pay any commission since you did not engage any agent help in the first place.

    That's my thought as no service is provided by the agent and I enquired based on his ad on landlord's unit. I asked the agent, if I'm not agreeable to pay the agent fee since the ad posted a landlord's property, regardless is his direct landlord or his partner's landlord, does that mean I can't view or rent that unit. His answer to me is yes, I can't view or rent if I disagree to pay agent fee. That got me puzzle and obviously the landlord is on a losing end. This doesn't seem ethical in my view but yet I don't know is it a common practice.

Hi Ms Wong,

The stigma here is what is the right practise as regulated? We are being regulated that we should not collect commissions from both the landlord and the tenant in a single deal.

Therefore giving the agent benefit of doubt that he has make it up front to you that commission is applicable, if you are not agreeable to paying commission, let's move on to another unit on the search results. It is definitely better than making it known to you after shortlisting the property. (PS: I am not encouraging such practise though.)

Again as what Joseph and Aaron has mentioned, you do not need to pay any commission if you intend to do the search on your own.
