I just divorce & remarrird with a von singapore citizen & i also just sold my prperty(never own anyHDB before) can i apply for HBD or i have to get it from resale?in this case what will be the stamp duty ?

Afternoon,

As you have just sold your private property, you will not be eligible for BTO or SOBF. You have to purchase resale unit under non-citizen spouse scheme. This is provided that you are SC.

Assuming 80/90% loan,
20%/10% Cash

3% BSD
Valuation fee

Good afternoon buyer,

You are eligible to purchase a resale HDB with your foreigner spouse under non citizen spouse scheme with him/ her under occupier and you as main applicant. Do take note that only your income will be taken into consideration in obtaining loan.

If you want to purchase BTO, you have to observe 30 months waiting period before you can apply as you used to be a private property owner.

    if I m buying a 1mil HDB & my cpf have 900+ & I m no intention to come out any cash, I think I also got problem in getting a bank loan right? as the cpf I use already 900+k
    & what is the min. cash that I will come out for this deal

Sorry for the late reply as Propertyguru doesn't prompt when there's a reply to our post.

Btw as you will be purchasing your "first" residential property in Singapore with your married foreign spouse, you will not be subject to ABSD (15%) because IRAS will treat it as your matrimonial home.

Cash outlay based on your description will be:
1) $200 valuation fee
2) $80 resale HDB submission fee
3) $3K legal fees
4) agent fee (1% of purchase price)
5) $100k? ($1m - $900k +)

Probably you can consider to obtain a minimum bank quantum so you don't have to pay so much cash upfront.
