I hope to upgrade, but can only afford after selling my current flat.
Is it better to sell HDB then buy condo? or buy then sell?
I need a place to stay. With children difficult to rent and move around. I also have lots of thing? What should I do?

Hi,

My advise is to engage a professional banker to get an approval in principle done to understand the amount of loan you can get up to and coupled with the data on transacted prices in your area, add them up and see what is the price of condo you are looking at and whether it is achievable to purchase a unit which is in move-in condition without the requirement of renovation.

Typically, it will be more advisable to sell your HDB first and then buy a condo, as the transaction time required for HDB is typically longer than private condo.

As one of the agents here mentioned, yours is a very common problem so no worries on this. The deciding factor on whether to buy first or sell first will depend on your financial situation as a whole. Things that will directly affect your choice will be your CPF in your OA account and your cash on hand before selling your HDB, any existing loan for your HDB and also your age. We will also need to talk to a banker and see how much money can we loan from the bank.

In an ideal situation, I will advise you to sell first. The reason is very easy, only when the Option is signed, then selling price is confirmed and you know how much you have earned and when you offer for a house, you will also offer with a more ease of mind. If you buy first and you offered for a house at a certain price but end up the selling price of the HDB cannot reach your expectation, will these cause some financial issues? Moreover after you have bought your property, you will be more urgent to sell and this may compromise the selling price.
