May I know how much CPF have you utilized for your 1st property? Will need more details to make better recommendations. Do note 7% ABSD applies and max 50% loan for 2nd property loan.

For the 2nd property, you will only be able to utilise the excess of your Basic Minimum Sum which is currently at $83,000. This is to say that if you add up the funds in your OA and SA accounts, you can only use those in excess of $83,000 in your OA account for the purchase of your 2nd property.

Good morning,

Pertaining to your enquiry, you will need to have $83k in your OA before you are eligible to utilize the balance for your second purchase if you had used CPF for your first property.
You will only be eligible for maximum of 50% loan where 25% down payment can be made in cash and other 25% can be made using CPF if there is sufficient fund.
ABSD will also be payable. However, if you are SPR, you will be required to sell away your HDB within 6 month from key collection.

Good morning buyer,

Do take note of these restrictions if you intend to purchase a second residential property.

1) set aside basic retirement sum of $83k in your CPF OA+SA first before you can utilise the excess in your OA on this second property

2) max loan 50% if you have existing housing loan

3) subject to additional buyer's stamp duty of 7% if you are Singaporean

4) you will have to sell off your HDB if your household is both SPRs
