You may get an EVICTION ORDER from the police as tenant has already defaulted the payment and breached the contract.

The police usually treat disputes between landlord and tenant as a commercial matter.

If matters cannot be settle by the agents or you and/or tenant, you may consider going for mediation at Small Claims Tribunal.

As a last resort - to evict a tenant, you can obtain a writ of distress from the court. The Court would then authorize the sheriff to seize and sell the goods inside the property and recover unpaid rent and legal costs from tenant. Landlord also has the right to repossess the property.
