Basically let me help you to understand the concept better and all your questions will be answered.
When we purchase a HDB, we will have to fulfil a 5 years Minimum Occupation Period (MOP). So during these 5 years, we are not allowed to concurrently own any private RESIDENTIAL properties both local and/or overseas. So if you already own any condo before buying your HDB, you will have to dispose all of them within 6 months of getting your HDB keys. The only way to own HDB together with private properties, is to first own your HDB and fulfil your MOP, then you purchase your private property. You can stay in your condo and rent out your HDB if you so wish to.
You mentioned about BTO In your questions as well. For application of BTO, we are not allowed to own or dispose off a private property within 30 months (2.5 years) before the date of the new flat application. So if you already own a condo, BTO might not be the option for you.

This step is crucial as I have seen many others who jump into a real estate move without proper planning and ends up with a huge headache. For owners who are doing pure selling, it is still not so detrimental but for sale and purchase scenarios, regardless from what property to what property, financial calculations are essential.
