Your questions looks like exam question :). What is your plan? what are you holding now? HDB or Private?

1. You need to sell your condo
2. If you fulfill MOP and if you are SC, you can. Do note ABSD applies
3. Need to fulfill MOP before you can buy
4. Room rental is ok

Let me assist you on this:

1) No, you will need to sell off your condo latest within 6 months upon the purchase completion of the HDB flat.

2) Yes you can, provided at least one owner is a Singapore Citizen, and you have fulfilled your MOP.

3) Yes, provided you have fulfilled the MOP.

4) If it's within the MOP period, you will need to seek approval from HDB to rent out the whole unit. This is subjected to approval on a case-by-case basis. Take note that you will be required to continue serving the MOP after you took the unit back from the Tenants in the future.

I am experienced and well-versed in both private and HDB resale transactions. I will be able to assist you. Please get in touch with me for a more in-depth discussion on your property plans.

Hi, if you first have a condo and wish to purchase a HDB, then you will need to sell away the condo after purchasing a HDB flat. But if you own a HDB flat and upon the MOP, you could go ahead to buy a condo and to retain this HDB flat.

Dear sir/madam,

You seem to be very lost in the regulations but judging from the nature of your question, it seems to me that you are looking at different ways to monetize your assets within the regulatory framework.

Perhaps it would be easier if you work closely with an experience consultant, allowing the consultant to base on your existing situation in terms of financial and physical requirements to work out the most optimal solution for you to be more efficient.

I have been in the real estate business since 2009, with more than 10years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 8,500 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my clients’ portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

I look very much to hear from you soon.

HI morning

Basically let me help you to understand the concept better and all your questions will be answered.

When we purchase a HDB, we will have to fulfil a 5 years Minimum Occupation Period (MOP). So during these 5 years, we are not allowed to concurrently own any private RESIDENTIAL properties both local and/or overseas. So if you already own any condo before buying your HDB, you will have to dispose all of them within 6 months of getting your HDB keys. The only way to own HDB together with private properties, is to first own your HDB and fulfil your MOP, then you purchase your private property. You can stay in your condo and rent out your HDB if you so wish to.

You mentioned about BTO In your questions as well. For application of BTO, we are not allowed to own or dispose off a private property within 30 months (2.5 years) before the date of the new flat application. So if you already own a condo, BTO might not be the option for you.

Maybe if you are comfortable, we can actually meet up for a chat. No worries there are no obligations at all. We can just take it as a chat. We can also take the opportunity to do a financial calculation for you so that you can have a better idea of how your future plans can be. After the calculation, we can send it to you. This step is crucial as I have seen many others who jump into a real estate move without proper planning and ends up with a huge headache. For owners who are doing pure selling, it is still not so detrimental but for sale and purchase scenarios, regardless from what property to what property, financial calculations are essential.

I have served many clients over my 10 years in this industry and many of them are my friends now. Many them have also left testimonials for my partner and I for our service rendered. I was also being featured in Council of Estate Agent newsletter for Great Client Service together with my partner and I also won the SAEA Best Client Service Silver Award. I have left the links below to our testimonials and CEA feature. If you are free, maybe you can copy the links to a browser and take a look. I hope all these can give you an idea of how we work in this business.

Looking forward to hear from you soon! Cheers!

I guess you are doing an advance planning now. If your objective is to own both a condo and a HDB. Then the first step is to get a HDB first, fulfill the MOP of 5 years and then purchase a condo.
