Afternoon Darren,

If you are a singaporean, you will be subject to additional buyer's stamp duty of 7% ($70k) on top of normal buyer stamp duty ($24.6k) for your second property.

Loan will be as per normal. 80% loan if loan tenure does not exceed retirement age.

If you are a PR, you will subject to ABSD of 10% ($100k). You will need to sell off your HDB within 6 months from completion of purchase and able to request for refund of 5% ABSD.

Total cash you need:

Downpayment 5% = $50,000
(assuming your CPF enough for balance 15%)

Stamp Duty = $94,600

Total = $144,600
