I am currently staying in 5 rms hdb. Looking for investment or upgrade, can someone advise my options.
1.sell existing hdb upgrade to condo
2.buy another 3rm condo and rent out existing hdb
3.buy another 1 or 2 rms condo to rent out for rental income, continue staying in hdb

Good morning Sir/ Mdm,

Shall we work out figures to determine which plan suits you and family the most?

Do take note that plan 2 and 3 will have certain restrictions like:
- 12% additional buyer's stamp duty as Singaporean
- higher downpayment required if there's still any outstanding loan in existing HDB. 55% loan to value
- if you have used CPF OA funds in existing HDB, you need to set aside basic retirement sum before you can use the excess in purchase

Overall 12% + 55% + 3 to 4% stamp duty = 70 to 71% of purchase price.

Hi,

Thank you for your enquiry. Do note as a pre-requisite, the MOP of 5 years must have been met. Also only Singaporean households can keep the HDB and purchase another private property at the same time.

Do note for options 2 & 3, ABSD of 12% applies for 2nd residential property purchase of Singaporean. And there are also CPF usage restrictions for 2nd residential property.
