What type of property are you eligible to purchase in Australia? From my basic understanding of Australia, residential properties have to be resold to Australians, thus the exit strategy basically is not ideal since pool of buyers becomes significantly smaller, while EC that has turned 10 years will be fully privatised and open to all buyers regardless of foreigners or locals. Hi,
SG is still the best market for investing in properties as with the population explosion, properties have been steadily climbing even during Covid. Land is also scarce in SG. Currently, the population is close to 6m. It is expected to keep on growing. So, if your EC is more than 5 years old, it should be privatised by now.

Though, we have ABSD etc from the 2nd property onwards, if you are married, you can decouple and buy a 2nd property using your spouse's name. Otherwise, if you are single, you can buy an older property with potential for investment and pay the ABSD, where applicable.

In Australia, the property market is different. Land is not scarce and so the capital appreciation slow. Please do check your capital gains tax for Australia here...

Hi Sir/Mdm,

Selling the EC is a good option as you should be sitting on a tidy amount of profits now. By selling the EC, you will be able to free up the funds and reinvest in other good projects in Singapore or in Australia. Renting it out is also possible as it will be able to provide you with a stable stream of passive income and offer good rental yields.

Between Singapore and Australia, I would think Singapore is a better option because of our strong singapore dollar as well as the strong economic fundamentals which will allow the real estate here to continue to appreciate.

There are many things to consider, the most important is the investment time frame. Singapore is better for shorter term investment while Australia with capital gain tax is suited for longer term investment. You can go negative gearing in Australia, so it will help you on your taxes if you are earning a good income in Aus. Too many other factors to discuss in a text box.
