I am a PR currently owing a HDB flat. I am planning to sell my HDB and buy a condo. So am I considered as first term buyer ?. Also advise how much cash i should have to buy condo worth 1,400,000 especially on stamp duty. Please advise

Morning Chris,

If you choose to sell your HDB first before you purchase a condo, you will be considered as purchasing first property you will own in Singapore thus you will only be subject to 5% additional buyer's stamp duty on top of (3% x purchase price) -$5400.

If you are purchasing the condo with a Singapore citizen, you will not be liable for any ABSD.

Cash outlay for a $1.4M condo:

1) 5% cash downpayment $70,000 (if you can obtain a 80% loan)

2) Shortfall in 15% CPF downpayment (in cash)

3) Shortfall in buyer's stamp duty (in cash) -$36,600

4) Shortfall in additional buyer's stamp duty (in cash) -$70,000

5) legal fees $3000 +/-

6) valuation fee $300 to $500

Morning Chris,

Upon getting the OTP for your sales, your purchase for the private property will be considered as your first property in holding. I cannot say how much cash you need in total but I guess you can get the sums from the table below, based on 80% loan:

1) 5% of Valuation = $70k
2) 15% of Valuation = $210k (Payable by CPF, shortage to be topped up by cash)
3) ABSD = 5% of purchased price = $70k
4) Legal and Stamp fee = $40k (Payable by CPF)
5) Misc = $1k

Assuming you are paying all the above by cash, you will need around $391k.
