Good evening Mani, Based on your $130k cash and CPF, you might only be able to afford a $464k property which takes 20% downpayment, estimated 3% buyer's stamp duty and 5% additional buyer's stamp duty (applicable to SPR). With this budget, you might be more suitable for resale HDB purchase if you can form a family nucleus and fulfillment of SPR status of 3 years. $130k is only sufficiently for downpayment and stamping fees of properties selling below est $450k. Unfortunately, there isn't any condo priced in such attractive price in D27 Yishun/ Sembawang currently.

If higher upfront is ready, here are few good options in D27.

1) Getting a small size unit (550-650sqft) in new launches at Yishun. Priced around $6xxk/ $7xxk. Please contact me at HP 9025 6676 for information on their VVIP viewing.

2) Getting a decent sizes units from resale market at between $800k to $950k. You may consider my following exclusive unit in D27.
