How come only agents are allowed to advertise in your website and not individuals (members of the public) You can also charge individuals for advertising in your website if you open up to them and set certain rules and regulations.

Hi Ms Chin,

Cheapest package available is $1271.16 for PropertyGuru currently for agents, which is close to the sum of a HDB whole unit rental commission for 1 year lease. It offers you 550 advertising credits. Should you decide to turbo your listing (premium ad), you will require about 80 credits to do so every week, and to refresh the turbo listing for better positioning, you will need probably around 15 to 20 ad credits each time you refresh. A listing is likely required to be refreshed every day in order to stay atop the search result list, therefore it means that each week, credit consumption is around 180 credits if you do not refresh it more than once a day, and therefore this basic account will likely last you for about 3 weeks. This does not guarantee you that you will be able to secure a buyer or tenant. In a crowded market place, your ads will likely be pushed down to page 2 or even page 3 if you do not refresh it 2 to 3 times a day.

In fact, I have spent over $25,000 this year alone just on PropertyGuru portal alone and will be putting in another $16,000 next week to top up my advertising credits (about $0.50 each credit). These are costs spent without guarantee that we get paid by owners for closing a deal. This is the reason why we encourage owners to consider engaging a realtor to do the job because commission is only applicable upon a successful transaction. Moreover, agents are also required to conduct background checks on buyers and tenants to ensure that the interest of owners are not compromised, especially for rental cases. All in all, the commission amount can be passed on to the buyer or tenant instead by building this amount into the final transacted price, plus it gives increased assurance to owner with the background checks, although not 100%. To answer your question...because property agents spend tens of thousands of dollars individually in order to advertise on this platform. For myself alone, I spend at least if not more than $10,000 each year.

There's other platform where you can post your property for Sale/Rent.

May I know why you prefer to sell/rent out without an agent?
