Hi there! I just wanted to understand a financial estimation of buying a Resale HDB as a Single person (only 1 Single person). In terms of financial commitment, I earn more than 9,000 per month and will live near my parents so if I am not wrong ... my CPF grant will be 20,000 for PHG and 25,000 for a CPF Grant. If I would like to buy a 5-room resale HDB at 1,000,000 .. then after deducting these 45,000 Grants, the HDB value is at 955,000. If I go fully for loans with a FI, would that then mean that 75% of the HDB value I can take is a loan of 716,250? The 5% upfront cash will be 47,750 and from my own CPF I can take 191,000 (assuming of course I still keep 20,000 in OA). Is my calculation right?

Hi Ms Baljit.

To be eligible for singles grant, your average gross monthly household income must not exceed $7,000 if purchasing a flat on your own. The value of the property does not include the grant amount, thus if the value is at $955,000, if you are taking bank loan where maximum is 75% of the valuation. The grant will be deducted from the final price instead.

Hi,

As your income has exceeded $7k per month, you will not be eligible for first timer housing grant. And PHG of only $10k will be available if you buy within 4km of your parents property.

The hdb valuation is assessed by an individual hdb valuer, it may or may not match your agreed price with the seller. Assuming the valuation is $950k, the 75% loan will be based on this valuation and your max loan attainable is $712.5k. The breakdown as follows

Agreed price $1mil

Cash over Valuation COV 50k
Cash 5% 47.5k
CPF OA 20% 190k
Bank loan 75% 712.5k

Buyer stamp duties and legal fees approx 4% 25.6k (can use CPF OA if sufficient)
Agent success fee 1%+GST 10.8k (cash)

If you are taking HDB loan

Cash over valuation - in cash
20% of the property purchase price - Cash/CPF / Grants
