Hi propertyguru,currently i(45yrs) own an HDB flat(bought in 1998) and am looking to get a condo too for investment.My question is will it be better to pay off my outstanding HDB loan first than buy the condo or not to pay off my HDB loan first(since i have bought HPIS)?Thanks

Hi,

It depends on your objectives for the condo and the purchase price you are looking at and also the current hdb loan amount. With an outstanding loan, the max loan for your 2nd property loan is only 50%, which means a larger cash outlay amount for the next purchase. Also, ABSD of 7% applies. You may want to factor these into your considerations.

Dear Sir/Mdm,

It depends on how much cash you intend to invest into the condo and also how much is the outstanding HDB loan. If you pay up the outstanding HDB loan, for the condo purchase, you will be able to leverage and take a maximum of 80% loan. This makes sense in today's low interests environment as the cost of funds is low ie interest rates are less than 1.5%. By leverage, you will be able to maximize your ROI.

However, if you do not mind putting in more of your cash, you can choose to just take up 50% loan for your condo purchase and leave the outstanding HDB to be serviced monthly since it is covered by the HPIS.
