Hi Eliza,

If your tenants has sublet without your permission, you reserve the right to ask them to leave without refunding the security deposit, as well as for them to compensate you for the agent's commission that you have paid to your representing agent on a pro-rated basis. Of course, this depends on the Terms and Conditions stipulated in your Tenancy Agreement then.

You will need to read through yoiur Tenancy Agreement carefully and consult your representing agent.

I would suggest that you try to settle this amiacably to avoid any ugly issues. Afterall, this is your home and you would want to avoid any foul play by your current tenants should they decide to turn ugly.
