Hi,

My wife & I together owned the HDB Flat. However, I'm the only one who serving the monthly installment using my CPF and cash.

May I know what is the LTV if my wife intend to purchase a private property under her name and incurred ABSD without dispose our HDB flat.

in the present loan if your wife is a co borrower in the HDB then she can only borrow 50% in the next property purchase.

If using your wife name to buy property if she is Singapore then stamp duty is 10%.

Hi,

If her name is included in the loan, LTV will be max 50%. If she is SC, ABSD will be 7%. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Afternoon,

If your wife's name have being included in the mortgage assessment, then your wife can only obtain maximum of 50% loan on the upcoming purchase.
Otherwise, she should be able to obtain maximum of 80% loan.

Hi Sir,

If your wife's name is inside the ownership of your current HDB flat, then her LTV will be capped at 50%. Of course one way to do it will be to clear off the loan for the current HDB and both you and your wife can be eligible for a max of 80% loan subjected to the banks approval.

From your message, I can see that you are aiming to own 2 properties. The ABSD we are looking at for your scenario will be 7% if she is a Singaporean and 10% if she is a Singapore Permanent Resident. You and your wife can be the co-owners of the HDB flat, but who is/are the borrowers? If you are the sole borrower, then she will be able to loan up to 80%, subjected to ABSD. If she's also the borrower, the LTV is 50%.
