Hi, my wife and I have about 500k cash to spend on properties. Both of us can probably take about 30 years loans of 80%. We are thinking of getting a property each purely for investment purposes. So that's about two properties worth maybe 2.5 million in total.

We don't mind any location - main thing is the returns. Whether it's rental yield or capital appreciation, it doesn't matter. We're open. Ideally, capital appreciation within about 5 years when we want to sell.

1) What would be good private projects (freehold or leasehold) in this market?
2) If we're looking for freehold (being a bit more conservative), what would be good projects?

Hi Lionel,

Will this be your 1st property under your sole names? I assume it is, based on the info shared. If not, there's also the ABSD of 7% to consider for a 2nd property purchase. For purely investment purposes, I would usually recommend projects in the Core Central Region (D9/10/11) as prices have come down significantly since its last peak. You might want to consider Sophia Hills (LH99) as its a new project expected to TOP early 2018, in a private enclave with 4 MRT line connections in proximity, and at reasonable prices.

As for leasehold / freehold, personally if I am selling after 5 - 8 years for capital appreciation, it might not be important to get freehold as the entry price is typically higher resulting in a lower ROI. Perhaps you have other considerations in your thought process, care to share more?

Dear Lionel,

To be truthful, it will be risky to look into mass market opportunity now if investment is something you are looking at with an exit plan within the mid-short term you have mentioned. With an abundance of units flooding the market by that time, what would you think your potential of fully benefiting on the value of property be since there could be many others out there with the same objectives? Furthermore you have not only 1 but 2 units to derive your returns.

Perhaps looking into a more niche market could be a better idea. With $2.5m, you can perhaps look out for decent landed homes, which can be immediately rented out while you sit on the appreciation in value which has higher potential given that there is no longer freehold landed supply in Singapore. There is no doubt that rental returns is not as attractive as a condo, but in terms of exit plans, it is likely more certain.

Hi Lionel,

You are in a good financial position to invest in properties and now is an ideal time to start looking as there are strong signs that prices have bottomed out with the diminishing of existing inventory.

For your budget, I would recommend that you allocate 1.5 mil to a 3 bedroom unit and 1 mil to a 1 bedroom unit. The 3 bedroom should be a city fringe location whereas the 1 bedroom should ideally be within CBD or very near CBD.

With an exit strategy of 5 years, you should be mindful that you need to buy in an area with transformation or major developmental plan which may materialize in the next few years. The entry price or PSF price cannot be too high as it may deter your buyers a few years down the road.

As to whether is it freehold or leasehold, personally I feel it is secondary as you are looking to exit within 5 years, as long as the development is not too old, you are generally fine. However, the development must be ready or almost ready to rent out so that your cash flow can be taken care of and most importantly, there must be an existing catchment area to attract potential tenants.

In this way, your rental (passive) income is secured while you wait for the capital appreciation.

Good morning Lionel,

I feel that it doesnt matter whether the project is a freehold or leasehold as long as it achieves the goal of being an investment property (rental yield and capital appreciation).

Some of my clients prefer leasehold as it keens to be more speculative. Prices increase due to volume of transactions.

Some prefer freehold as it tends to be more stable. Price tends to maintain be it which market condition it is in.

If you are looking at investment properties, I will strongly advise you to look in core central region (districts 9, 10 and 11) and CBD (districts 1 and 2). These are the areas where prices were hit badly in the past and it's time to grab some good buys there now as the prices have started crawling up.

Alternatively will be rest of core central region which are the city fringe. A total no no to outside of CCR which is the suburban.

Once we have set our mind to get investment properties in the right districts, we have to look into whether which areas have more potential for growth (transformtion).

I feel we can look into novena as government has plans to transform it into a health city. As for city fringe, it will be perhaps paya lebar area where government has plans to shift the air base to tengah thus there is potential for more housing there.

I have sent a list of 7 projects that I felt there have potential to my 2 investors recently in which 1 had already bought an investment property yesterday.

1) Will this purchase be the first property for both of you?
2) Are both of you SPR or SC?
3) Are both of your income equal with good credit status?

ABSD is payable in the event that both of you have a matrimonial unit on hand or that both of you are not Singaporean. With an existing unit on hand, it will also impact the amount of CPF that can be utilized.
