My Situation as below:-
My Wife -SC and I am PR from last year.
We got house in my Wife's name 3 years back so i am only a occupier.
We plan to pay finish the HDB in 2 Years.
We want to keep the HDB and buy a Condo.

So we plan to buy condo only after we finish of the HDB loan.

So Question is
1) Can i buy Condo solely under my name if yes what will be calculation if Condo is around 1 Million.

2) If i will apply loan per say i have cash 20% to pay condo price is will considered 1st loan for me. Anyway my age is 43 as of now.

3) If my wife CO-own or if she not co-own what will be impact for ABSD in that case.

Hi KK,

Was the hdb bought by your wife before you guys got married? Since you are the occupier, you will be deemed not to have any property ownership and can purchase the next property as your 1st residential. You can buy condo solely under your name after the MOP of 5 years of hdb are met, and it will be considered your 1st home loan. Do note ABSD of 5% applies for SPR 1st purchase. If your wife co-own the next property, the loan may be higher but the ABSD rate will be based on the higher rate also (ie. ABSD 12% of SC 2nd residential).

Have you include your name into the property?

Q1) Can I Buy Condo Solely Under My Name If Yes What Will Be Calculation If Condo Is Around 1 Million.
A: Assuming that your name is not include in the HDB, you can purchase a condominium now. Taking $1m as basis, we are looking at $50K in cash and $200K in Cash or CPF for the initial payment (minimum). On top of this, there is $24,600 for BSD & $50,000 ABSD as you are a SPR. This amount can be paid with CPF for Under-construction property.

2) Yes it will consider as first property.

3) If My Wife CO-Own Or If She Not Co-Own What Will Be Impact For ABSD In That Case.
A: if your wife co-own the condo, the ABSD will be 12%. But there are ways to mitigate the impact.

Hi KK,

Firstly, if your current flat was purchased under "Non-Citizen Spouse Scheme", you will only be able to purchase another residential property after you have fulfilled the 5-year MOP for your current HDB flat.

2 years later, if you still remain as SPR, your first property purchase will incur 5% ABSD (as of current rule, assuming no changes in cooling measures). If you joint-purchase with your Wife, ABSD will be at 12% (again, if there's no change in current cooling measures).

LTV will be at max 75% for first property loan (assuming you paid off all mortgage for your HDB flat). This will mean a downpayment of 25% (min 5% Cash) for your condo purchase.
