Hi, me and my husband is thinking of buying a private apartment/condo around the east side for 2 bedrooms. Can we use part of our cpf to pay for it, and the rest by bank loan? And what the pros and cons of using a bank loan and the terms and conditions of using a bank loan?

Hi,

For private condo, you can use cpf, but loan financing wise, only bank loan can be used. Different bank packages have different terms & conditions and thus different pros and cons. Its tough to list them all at once. Maybe you can let me know your plans & detailed requirements? Thanks and hope to assist further on your purchase.

Good morning buyer,

Do take note that you are only take up to 80% bank loan to finance your property. Different loan packages have different terms and conditions so do let my banker/s advise you on that.

As for CPF OA funds usage, you can use all to finance the purchase.

Initial outlay that you will need if you are able to obtain 80% bank loan:

1) 5% cash downpayment
2) 15% CPF OA funds or cash downpayment
3) estimated 3% buyer's stamp duty
4) $2.5k legal fees
5) $500 stamp duty for mortgage
6) other misc fees
