Hi, I'm a PR married with a Singaporean, and we already owned HDB close to 5 years.
My question is about ABSD
If We buy 2 condos, 1 condo under my name and another under my wife name. What is the percentage of ABSD we should pay? is it 7% and 10% separately? Do we need sell out HDB?

Hi,

You need not sell your HDB as its a SC-PR household but you can only purchase when MOP of 5 years is met. Yes for the purchase under your sole name, the ABSD is 10%, for the purchase under her sole name, the ABSD is 7%. Do note for 2nd mortgage loan, the max LTV is only 50%.

And ABSD on Singapore PR on the 2nd property - 10%.
You do not need to sell your HDB flat.

You need not sell your HDB as its a SC-PR household but you can only purchase when MOP of 5 years is met. For purchase under your name, the ABSD is 10%. For purchase under her name, the ABSD is 7%. 2nd mortgage loan will make you liable for 50% loan however.

Please note ABSD additional buyer stamp duty payable if you intent to own 2 or more residential property .

Alternatively , to avoid ABSD , you may want to do your sums and consider selling your hdb and each buy a private property individually, to save on the ABSD . Perhaps the singaporean spouse can FIRST individually buy the condo since no ABSD payable after selling the hdb , the P R spouse can wait out and LATER individually buy the condo if the ABSD rules change in favour for the P R (please note this point is strictly speculative) . Even if ABSD rules are status quo , it is still cheaper for the P R to buy the condo as first property , 5% ABSD for P R if own only 1 property , 10% ABSD if P R own 2 property .

The rental market is very weak for landlords and rental yield very low if you choose to keep 2 properties , you may want to ask around , especially ask landlords to verify my point .

Hi!

Yes you are right about the Additional Buyer Stamp Duty Payable - 7% for SC for 2nd Property and 10% for SPR for 2nd Property.

There is no need to sell your HDB as it's an SC-SPR Household. However do note that the 5 year MOP must be met before you can exercise the option on your next property.

Also, do you have an outstanding loan for the HDB? If you do, your next mortgage loan will be at 50%.

You may also want to consider:
Sell HDB and buy 2 condos under separate names. This way, you save on ABSD for SC and pay 5% only for SPR. So you are saving a total of 12% ABSD which is a substantial amount.

Firstly, the HDB MOP need to be fulfilled. Then for the purchase, ABSD payable by your spouse will be 7% as she is SC. ABSD payable by you will be 10%. On the mortgage aspect, both of you must be eligible for the mortgage loan individually. The maximum loan available will be at 50% of valuation. And if you are looking at using CPF monies, CPF minimum sum must be observed.

Dear Sir,

If you both buy a condo each, you will be liable for 10% ABSD while your wife will be liable for 7% ABSD while retaining your HDB as there is no need for you to sell.

If you were to sell your HDB and buy a condo each, you will be liable for 5% ABSD while your wife will not need to pay any ABSD.

If you sell your HDB and purchase a condo TOGETHER with your wife, there will be no ABSD which is payable.

Hi Sir,

Take note that you will need to fulfill the 5 years MOP period before you can either commit to another residential property purchase, or to sell off your HDB.

If you were to keep your HDB, and proceed to purchase a condo under each of your names, you will be liable for 10% ABSD and your wife 7% ABSD. This is on top of the normal Stamp Duty you have to pay.

Also, take note that if your current HDB is still under loan, you can only loan up to max 50% (subject to TDSR too) of your next purchase. Your CPF usage will also be capped at half-minimum sum as well.
