hi,
i'm a PR currently working in singapore would like to purchase a condo between 600-650k would like to enquire about the loan and downpayment for private condo. I'm currently drawing 2000sgd monthly with 50,000sgd cash on hand and not having any property currently.

Good morning Jenny!

If you can obtain a 80% loan, your 20% downpayment will be 5% cash and 15% CPF OA funds or cash if shortfall.

Other costs will be:
1) buyer's stamp duty $14100
2) additional buyer's stamp duty of 5% as a SPR $32500
3) legal fees $2500
4) valuation fee ??
5) stamp duty for mortgage $500

For property purchase of $650k, your initial outlay will be around $182k.

How much CPF OA funds do you have on hand?

As for loan, I can ask my banker to get in touch with you to advise you.

Hi Mrs Jenny Ho, very 1st thing to do is to talk to banker if you are eligibly to take a loan. I only work with one banker from UOB to focus on my clients' needs. I have a same client wth is a PRC having the same budget as yours and after she spoke to my banker on her financial situation, we managed to work out a schedule for her to purchase a condo.
