Afternoon Udaya, I have helped my buyer to get a 4 room flat at CCK without COV. However, if you do not pay Option fee, you will not get the OTP to facilitate the processing of mortgage loan. And without exercise fee, you will not be able to exercise the Option. This is a standard rule of thumb. Getting $0 COV is possible, based on your requirements and needs. Hi Mr Kumar, It is a HDB regulated procedure to go through the option fee and option exercise fees. Your commission paid to salesperson for the purchase will be insufficient to get the salesperson out of trouble for violating the regulations and losing their license to practise. Option fees and exercise fees however, can be negotiated to lower sum, subjected to agreement by the seller too. If you are willing to negotiate for this aspect, let me know.
