Hi,
I have a budget of S$900k to purchase a property. Can you advise which class of property should I buy? This will be for investment purpose and I am looking for highest rental yield as well as maximum capital appreciation.

Good afternoon investor,

Usually capital appreciation and resale units dont work hand in hand.

If you want capital appreciation, I will suggest you to go for balance unsold units, under construction units or new launches.

Existing owners of resale units have already enjoyed the capital appreciation before selling the unit to you thus you wont be able to enjoy much therefore new units will suit your requirements more.

But having say that, you might have to endure a few years of no rental income during construction period until the project TOP.

So conclusion, go for unit thats about to TOP so you can enjoy both capital appreciation and rental yield quickly.

Its pretty difficult to achieve the best of both worlds (highest rental yield and maximum capital appreciation). Probably the right question to ask is what is the kind of ROI you can realistically achieve now with your current portfolio and whether any asset class in singapore property can match or exceed that. The rest is your outlook of the local and global economy. Thanks and hope to understand your plans better so to make better recommendations.

Dear investor,

$900k budget all cash or are you looking at some form of loan involved with this investment project you have planned for?

With ample supply coming up for condominiums, I will usually advise my clients to look out more at value protection over capital appreciation. You will probably be more interested to ensure that your asset will not be losing value over time especially if there is potential where you may need to liquidate this investment sometime down the road. The quantum size of the property should also be comfortable for most investors like yourself therefore a bite size unit will be recommended. The next consideration will be how rentable the unit is, therefore picking a unit which is near to amenities and transport will be key.

I do have a resale unit in D12 at Skysuites 17 for sale. This is a 1 bedroom 366sqf freehold project for sale. Owner is considering $700k negotiable and is willing to discuss about leaseback from purchaser for 1 year. Last rental transaction for a similar unit in this project was $2100/mth, which translate into slightly above 3% gross rental yield.

You may want to consider commercial properties instead to achieve both decent rental returns and potential capital appreciation.

In view of the oversupply of residential units as well as the bleak macro economic outlook, rental returns for residential units are falling.

Commercial units provide a decent rental returns. One in a good location ie near upcoming MRT will have room for future capital appreciation. I may have units which are suited to your requirements.

As some of my fellow colleagues have pointed out earlier, it is hard to predict future capital appreciation as it is beyond individual control and effected by many different elements including micro/macroeconomics as well as sellers’ holding power.

That said, many would agree based on general past observation that properties (be it commercial/residential properties) would enjoy sudden surge in demand and capital appreciation when there are new commercial development or new MRT line in the vicinity.

Based on the LTA website and latest Master Plan, some of the places worth considering within your price range would be the older condos in Bayshore area. Units there are currently enjoying a healthy 3.5% to 3.9% rental yield. We can expect another boost both in rental yield and capital appreciation when the Thomson-East Coast Line (TEL) expected to be ready there by 2023.

Condos there not only enjoy more spacious layout but it is also close to many eateries, envious lifestyle and recreational facilities that is synonymous to East Coast, Beach & Park which many tenants and home owners seek for.

Sincerest apologies for the late reply as Propertyguru doesnt prompt me when there's any reply to my post.

Probably you can consider the Glades which is going to TOP probably mid 2017.

It's situated beside Tanah Merah MRT and its tenant supply will be from changi business park or airport.

If you are willing to up your budget abit, you might want to consider the Line @ Tanjong Rhu. It's freehold and gonna TOP soon. Your tenant catchment area will be from the town and city.
