Sure you definitely can rent out 2 units and rent 1 nearby your son's school. As tenants have more housing choices and lower housing allowances, it works both ways for you since you are playing the landlord & tenant role.

To get good tenant profiles, you might need to have more reasonable expectations of rental rates. Furnishing wise, well-maintained units having white goods and aircon are easier to rent out. It is also beneficial to work with a full-time realtor as you have a point of contact to ensure things goes smoothly, during signing of Tenancy Agreement and the whole lease tenure.

We have already seen a few cases here whereby the tenants/landlords become distressed due to differences in expectations and treatment. All these issues could have been avoided if a realtor was engaged to manage both parties expectations and concerns from the onset.

It's definitely feasible since rental for both units will be enough to cover your existing mortgage and pay for your rental fee. However, do factor in cost like income tax for both unit's rental.
