Morning Acit,

Maybe you are misunderstood by the term "resale levy". if Both of you are purchasing a resale HDB flat "without a CPF housing grant", you wont have to pay any resale levy. The most important factor deciding resale levy is the CPF housing grant not the HDB loan.

I had attached a short paragraph on resale levy from HDB website, hope it helps.

"Flat owners who do not buy a 2nd subsidised flat from HDB need not pay the resale levy.

A second-timer purchaser refers to a Singapore citizen household that has previously enjoyed the first housing subsidy when they bought a:
New flat from HDB, or
Resale flat with housing grant

A flat is considered subsidised, if you have bought it:
Directly from HDB, or
From the open market with a CPF Housing Grant"

Morning,

For purchase of resale unit in open market, using HDB loan can be tricky. If any of you have taken a HDB loan before, you will be using your second concessionary loan. Apply for your HLE and HDB will assess how much they can loan to you. You are also required to use part of your cash profit from your previous sales for the purchase. Depending on both your situation, it might be better off taking a bank loan.

    The situation is like this, my partner sold her flat 5 yrs ago and bought her previous flat in the open market with cpf grant using bank loan.and for my case i bought my flat directly from hdb using hdb loan.another thing is about the usage of the 50% cash proceed still applies to her?pls advised tq
