Hi experts here. Would like to check regarding owner occupied property vs not.
scenario one : if i owe a HDB with wife and buying second property (private) under my name only, without selling HDB . HDB and Condo are owner occupied property or not.
scenario two : if i owe a HDB with wife and buying second property (private) under trust (my kid name with full payment) , HDB and Condo are owner occupied property or not.
Reason is considering best option for second property with minimum property tax etc.

Hi. if you and your wife own a HDB now, you can’t decouple. either of you buy second property will need to pay 17% ABSD (assume you both are Singaporean). If you buy the property under Trust, you need to use cash to make full payment. as long as you rent out. it will be non owner occupied.

Hi Sir,

As long as the property purchased is not for your own owner occupation, the owner of the property will be taxed on the non-owner occupied rates, regardless of the owner of the property.

Also, property tax is only a small consideration, when it's compared to Stamp Duties (BSD/ABSD). I think you should put more focus on that instead.
