Hi, indeed there is an upward trend for HDB transactions so far for HDB, and there is quite an interest in the market for HDB recently. This will depend on your needs in the recent time, selling now will ensure that the price is what you see in the current market and not be a big fluctuation, as we can't predict the market situation in two years time, the resale price could go up, or go down. As HDB transactions might take awhile to go through, if you plan to free up more cash or accrue lesser CPF interest(if you paid using CPF), now might be a good time to sell, so you can plan more with the freed up cash flow.

Hi,

Do you mean your 4room at Jalan Membina is currently rented out for recurring rental income? If so, suggest to sell 2 years later as generally hdb resale prices are still resilient and increasing gradually, and you also get to enjoy rental income for the next 2 years before the new 2-room is ready.
