Hi. Currently I am staying in a HDB 4A Apt. Last year, I made a purchase on a 2 bedder unit at Maysprings (Bukit Panjang) as an investment property which it is comfortably tenanted out. It is my dream to always wanting to own a freehold exclusive unit around D19 area. As such freehold exclusive unit is much higher in quantum price, it will be vital that tenancy take-up on such home is important. I am wondering if tenancy take-up a problem since these unit is not usually near MRT or amenities, especially during economic crisis time. Any experience feedback are most welcome. Thanks

Morning Clement,

For properties that are not near MRT OT bus interchange, your tenant base will be more on expats, which belongs to the niche market. Therefore, the chances are lower.

    Thanks for your valuable feedback. Can I assume that during economic downtime, in order to secure tenancy, such boutique units has to be rented out at what a HDB apt rental rate goes for given at the same location? (I am assuming conservatively that HDB apt always offer lower rental price given at the same location next to the private boutique apt).

good vision. i like your thoughts. if you are comfortable with cash outlay, it is a good time to consider buying units that do not have transport mrt at the moment. before you decide, check this site
