Selling your HDB:
1) Have you fulfilled 5 years MOP of your HDB? If yes, then can proceed to sell

2) Steps in selling
- Appoint agent to market your unit, I will be glad to assist on this

- After that I will proceed to market your unit in online portals and propose to buyer on hand.

3) Pricing Strategy
Selling price will be depend on level, facing, condition of unit, etc

4) Cash proceed will be selling price minus outstanding loan minus CPF return
For selling there will be no seller stamp duty (tax and duties) if you own the property for minimum 3 years.
Other charges will be lawyer fee, agent fee, bank redemption fee (if any), HDB resale submission fee, etc

5) I will be glad to assist finding the right buyer

Do you need the cash proceeds from your current house for the new house?
This will determine whether to sell first or to search for new house first.
Sell and buy can happen concurrently as well with very careful timeline planning.

Buying a condo:
1) For PR 1st Property, Based on $1 mill, and assuming loan is 75%
5% Cash = $50,000
20% Cash/CPF = $200,000
BSD (Cash/CPF) = $24,600
ABSD (Cash/CPF) = might apply
Legal fee = $2,500 (estimated)

Hi,

If you purchase the condo after you had sold the HDB flat, you will incur 5% ABSD as it is deemed to be your "first property".

If you purchase the condo before you sell your HDB, you will incur 25% ABSD as it is consider your "second property". You will not be able to claim any ABSD refund even after you had sold you HDB later.

Hence, it is advisable to plan both your sale and purchase Timeline properly, to avoid unnecessary costs.

Hi,

1) Once you sell your HDB flat, and buy your condo. The condo will be considered as 1st residential property owned in Singapore.
2) You are subject to 5% ABSD for the 1st residential property in Singapore.
3) Note that if you offer for an OTP of the condo before selling your HDB flat, you shall be subject to the 25% ABSD on the condo, because this will be considered the 2nd residential property in Singapore.
4) You are not able to claim the ABSD after selling your HDB flat later.
