You will only need to pay the agent that helps you to secure a buyer and close the deal and not of them.

The agent's commission will be based on the sale price and not the asking price. Standard commission for sale is 2% of sale price plus 7% GST but you can discuss this with your agent.

For the selling of properties, there are both pros and cons in getting either a solo agent, a few agent or making your property a open listings. firstly, the agent would need to understand the market condition and at the same time a good negotiator in order to assist you to secure a best prices at any given time.
As this transaction involved a big sum, my suggestion would be to engaged a agent you feel comfortable with who is proficient in his/her job.

Afternoon Nino,

Getting multiple agents to market will unit might drive the agents to sell your unit faster but likely at your expense. The closing agent will be the one to be paid hence the agent who have put in effort but did not close the deal will be wasting their time. Therefore, a competition will take place and you should know what that might mean to you.
As for agent's commission, 1% comm are for buyer's agent and as for seller agent, the comm is at 2%, excluding GST. However, the rate are to be worked out between you and your agent prior marketing the unit.

Hi Nino, you only need to pay to that particular agent who managed to secure a buyer for your unit. The commission payable will be at 2% plus gst. Having multiple agents may not be at your advantage as no agents would likely place your interest first and invest money on newspaper advertisements. As Mike has explained, when you engaged the services of 3 agents to market your property for sale, you may have better exposure, however, the competitiveness may drive the prices down as agent may outbid one another 's pricing, which does not do you any favour. In paying out comissions (seller pay the appointed agent 2% of the transacted price where 7% GST of this amount is applicable), you will definitely want to maximise the prospects of selling high. How about engaging my team where Our assignments are usually comarketed by multiple agents who will be reporting tothe listing IC, and commissions paid will be shared among the team which will take care of your interest and you will have less headache in having to juggle the viewing coordinations with so many people and worse case, same buyer arranging with 2 different agents to view your unit.

As many have shared, you only need to pay the agent that closes the deal. Commission is based on transacted price achieved for your unit by the seller agent. Commission is typically 2%+7%GST but it is negotiable.

Having an open listing has its pros and cons, cons namely a lot of administrative hassle and agents vying for the fastest way to close the deal (most probably lowest price). There is also little or no commitment since seller is not as committed to whichever strategy agent can propose to them. For open listings, it is typically 2% commission or higher to justify the competition seller has created. It is down to your choice. Thanks and hope to have the opportunity to work with you. Dear Nino

Finding 1 good & reliable agent to market your property is more important that have 3 inexperience but "hungry" agents to compete for a sale. Mulitple marketing agents will create a price war to attract buyers. Buyers attracted by lower advertised prices are not going to give you the best price.

It will be challenging for you to achieve the best possible price which make the % of commission irrelevant.

Good agents focus on exclusive for sale properties that are paying 2 or 3% commission and spend less time & effort on properties marketed by afew agents and paying 1%. It's a simple logic.

Do find an agent who is willing to give frank advise and somebody you are comfortable with at first meeting. If you trust the person, give him/her your confidence and pay him to help you make more money.
