I guess at this moment, there are a lot of questions left unanswered and is still confusing in some aspects. CEA will need to clear the doubts.

To your question, my feel is that in this case, if this 1 agent is representing seller, he/she will represent the owner, and the direct buyer will have to represent himself. Or CEA might be able to give some advice on this case.
