If you can DIY then you do not need an agent. If however, you have questions regarding the process and procedure then you need an agent.

Commission fee varies with the complexity of the sales. A standard rate is 2%.

Paying the lowest may be expensive if you engage an inexperienced agent. An experienced agent generally takes 2%.

Hi,

1) There are various digital platforms allow you to publish your listing. However, they are not the 1st choice most buyer would pursue.
The main reason is there are too many dummy ads; property non-existing.

The digital platform used by agents are paid platform, which are strictly governed by government body, CEA (Council of Estate Agency).
They only allowed licence carrier to put up their advertisement. If agents caught with dummy ads on these digital platform will penalised by CEA.
Thus not many agents dare to cross the line.

The other reliable media is via various newspapers. Each ad/day shall cost you from $40~$60 without photos, with 3 to 4 rows of short descriptions.
Cost is variable dependent on weekday/weekends, black & white or colour.

2) Employ an agent save you all the hassle to liaise with various buyers, and also other agent who try to get hold of your listing to sell.
The commission to sell is 2%, this is because buyer does not need to pay commission to serving agent.
Seller agent will be sharing commission with buyer agent in order to attract buyer agent to introduce their buyer.

3) Even you DIY, you have to pay buyer agent, at least 1%.
Otherwise, buyer agent will turn their buyer away if you are not giving commission to them.
So you properly have to deal with DIY buyer only. This shall greatly reduce the chance of getting buyer.

When it comes to paying for something, I am sure no one in this room will be looking to pay more if we are able to find someone who is able to deliver the same results and charge lesser.

The same goes for the prospective buyer of your apartment, if they have a chance, they will also like to pay the lowest for your apartment, therefore the difference here now lies in how the appointed salesperson is able to upsell the value of your property such that the prospective buyer can make a better offer.

Why agents only quote 1% or lower for the commission speaks volume of their confident or ability to partner their clients to achieve the better pricing? Do you prefer a mediocre agent to achieve mediocre results by paying low commission or you prefer the cream of the crop to do the job for you, where ultimately, the commission is only applicable when there is a successful transaction, and most often than not, for every $100k you make in the selling price, the agent only takes $1k out from it?
