1) There are various digital platforms allow you to publish your listing. However, they are not the 1st choice most buyer would pursue.
The main reason is there are too many dummy ads; property non-existing.
The digital platform used by agents are paid platform, which are strictly governed by government body, CEA (Council of Estate Agency).
They only allowed licence carrier to put up their advertisement. If agents caught with dummy ads on these digital platform will penalised by CEA.
Thus not many agents dare to cross the line.
The other reliable media is via various newspapers. Each ad/day shall cost you from $40~$60 without photos, with 3 to 4 rows of short descriptions.
Cost is variable dependent on weekday/weekends, black & white or colour.
2) Employ an agent save you all the hassle to liaise with various buyers, and also other agent who try to get hold of your listing to sell.
The commission to sell is 2%, this is because buyer does not need to pay commission to serving agent.
Seller agent will be sharing commission with buyer agent in order to attract buyer agent to introduce their buyer.
3) Even you DIY, you have to pay buyer agent, at least 1%.
Otherwise, buyer agent will turn their buyer away if you are not giving commission to them.
So you properly have to deal with DIY buyer only. This shall greatly reduce the chance of getting buyer.
