Hi Tom,

The ABSD is payable within 14 days after the exercise date of Sales & Purchase Agreement, same as the Buyer's Stamp Duty.

As explained by my colleagues, Buyer's Stamp Duty (BSD) and Additional Buyer Stamp Duty (ABSD) are payable within 14 days from the day you exercise the Sales and Purchase Agreement. If you have sufficient CPF, you may use your CPF to pay the stamp duties.

Hi Tom,

To answer your question (and also for the benefit of others who are reading the answers):

There are 2 types of stamp duties applicable to purchasers

(1) the Buyer Stamp Duty (BSD), which is applicable to all buyers; and

(2) the Additional Buyer Stamp Duty (ABSD), which is applicable to certain groups of buyers.

Purchasers must pay both BSD and ABSD within 14 days from date of execution of the Sales & Purchase Agreement for new properties (or Option to Purchase for resale properties).

Hi Tom,

Since you are asking 7%, I would presume you are a Singapore Citizen.

(1) You only required to pay this 7% upon buying 2nd property in Singapore.
(2) There are 2 buyer stamp duties involved when purchasing property in Singapore.
(a) Buyer stamp duty: 3% for property below 1 million, 4% for value above 1 million.
(b) Additional Stamp duty: 7% for SC buying 2nd property, 5% for PR buying 1st property etc.
(3) All stamp duty can be paid using CPF, however, due to the time laspe between IRAS & CPF. This needs to be paid using cash, and reimburse by CPF at a later date if your ordindary account has sufficient amount.
(4) You are required to pay all stamp duties within 14 days specified by IRAS.
