I have a bad experience renting my flat out to a tenant. I have to repaint my house and do a major renovation. May I know is there a standard inventory list used by a sales person? As no flats are identical, how can salesperson use standard inventory list? Another question, if my inventory list does not include a fan and I lost a fan, how do I go after? The salesperson or my tenant? As this is my first time renting a unit out, do my agent need to seek my permission to settle the inventory list? How does it work? My sales person sign the inventory on my behalf and take responsibility or what? Please advise.

Hi, yes we have a standard inventory list and there are also ample spaces to add on any other items which are not listed in our inventory list. In short, all items should be inside the inventory list and for both parties to sign.

Landlord can use either
1) a standard inventory list guide (provided by agents)
2) or a customised typed inventory list
Landlord to vet and approve the inventory

Landlord and Tenants must sign the inventory. (usually prepared by the agenst either the standard guide list or the customised list). Both parties need to check prior to signing

The agents need to include remarks (usually necessary) eg
i) stove auto ignition in working condition,
ii) bathroom exhaust fan in working condition, etc

hence a customsed inventory list is best, this is to avoid any issues during the handover (1 year later)
